Having visibility into your property's water use could save you Millions... Here's what can happen when you don't know what's happening with your water use:
We connected with a builder recently who a major leak in one of the buildings they are working on. They are building a 26-story high-end residential building, and were only one week out from their first unit inspections and everything was going well…
Then they got a call at 2:30 am on a Sunday morning telling them there was water literally pouring out of their building. Not knowing what happened, They rushed over to find out what happened...
Because they only found out about the leak after water started pouring out of the building, they were too late to prevent a serious amount of damage.
The property had water running from a burst pipe on the 8th floor that was pouring through the building all the way down to the 1st floor. They had common areas, floorings, ceilings, and 57 units that were impacted by the leak, with over 20 needing to be completely torn apart and redone.
And as if that wasn't enough of a problem, They had water causing issues in all of their elevators which had to be turned off for more than a week, meaning they were hiking up and down the stairs for over a week while trying to clean up the mess... and the project was delayed by at least 4 months.
On top of that, they had an insurance claim of over $3MM, all just days before inspections.
Leaks like this are why water is among most common insurance claim in multifamily buildings, with some reports showing that water claims are more common than fire claims...
And while it is common practice for every building to have fire alarms and sprinkler systems, the costly truth is that most buildings still do not have a water management system that gives them visibility into water leaks and increasing water use..
And that was the biggest problem in this building... they had no visibility into their water use. They had no alerting, no ability to shut the water off, and no way to even know there was a problem until someone saw water pouring out of the building.
